What We Do

We own or control in excess of 8,500 acres of land across the country in varying stages of the planning and development process, from initial land promotion through to land being developed for much needed housing and commercial space.

Gallagher Estates is responsible for all aspects of the development process. We take sites through site assembly, promotion and allocation, outline planning consent, master planning and where considered necessary to optimize value, through to the construction of site-wide strategic infrastructure. In parallel with this approach, Gallagher will retain responsibility for delivery of all elements of s106 planning gain, further de-risking the site for potential purchasers. Typically this could involve delivery of community facilities, schools, healthcare, landscaping and public realm. The final piece in the jigsaw is the preparation of the Design code which establishes ground rules for the placemaking approach for the new settlement and to deliver the quality product people aspire to purchase.

Having significantly de-risked the site, Gallagher will then sell serviced parcels to a combination of SME and PLC housebuilders. The actual number and size of parcel will be determined on a site by site basis having regard to the current market conditions at that time. This approach has been honed over 60 years of experience and is proven to maximize value.

On our smaller projects, and setting us apart from our land promoter competitors, we drive value by utilising our “part serviced model”; negotiating all technical and legally required section agreements, securing all services required for the site, concluding all necessary ground, archaeological and ecological investigations and often undertaking ground remediation prior to sale, ensuring that there are no unknowns which enables our house building customers to commence the construction of new homes with the absolute minimum of delay and risk.

Above all else Gallagher Estates is a ‘Place Maker’ and place making is the golden thread which runs through all of our developments whether they are 50 home ‘edge of village’ sites or 10,000 home new settlements. High quality design, whether in the layout of the scheme, the provision of infrastructure or the design of individual buildings, parks or play areas is paramount to the success of our developments.
